A: It’s our transparent 1.5% listing-side fee for full-service representation—pricing strategy, prep guidance, professional marketing, showing coordination, negotiation, and contract-to-close management.
Q: Is it really full service—or is there a catch?
A: It’s full service. No “limited service” shortcuts. No hidden marketing packages. You get experienced guidance, proactive communication, and strong negotiation from start to finish.
Q: How do you price my home in the Triangle?
A: We use recent closed + pending comps, neighborhood demand, your home’s condition/upgrades, and a traffic-driven pricing strategy. Then we recommend a plan designed to maximize offers and protect your net.
Q: What marketing do you provide?
A: Typically: professional photography (and video/3D when it makes sense), strong listing copy, MLS exposure, major real estate sites, targeted online promotion, and showing/feedback management.
Q: How long does it take to sell in Cary/Raleigh/Apex?
A: It depends on price, condition, and demand. Some homes go under contract quickly; others need more time. We set expectations upfront and adjust fast based on showings and buyer feedback.
Q: What happens if my home doesn’t sell?
A: We review traffic, feedback, price, and presentation—then implement a clear plan (pricing shift, improvements, updated marketing, and/or relaunch) so you’re not stuck.
