Fall is around the corner, and with it comes a shift in the Triangle housing market. After a high-activity summer, here’s where things stand:
📉 Mortgage Rates Holding Steady
After dipping earlier this summer, mortgage rates have stabilized in the low- to mid-6% range.
While not low by historical standards, this consistency is helping buyers plan and move forward — especially those relocating into the area.
🏠 Inventory Is Rising (But Still Tight)
We’re finally seeing more homes hit the market — Triangle-wide inventory is up nearly 30% year-over-year in some parts — but we're not near a full buyer's market.
Cary, in particular, remains competitive with homes averaging around 30 days on market, and resale inventory still moving if priced right.
💰 Prices Continue to Climb — Especially in Cary
Cary’s median home price has surged to around $705,000, a 17% increase over last year, making it one of the strongest submarkets in the region.
Homes in desirable school districts and walkable neighborhoods continue to draw strong demand. Multiple offers are still common on mid-range and entry-level homes.

Sellers: Pricing strategically is key. Homes that are clean, staged, and listed right are still selling fast — others are sitting or seeing price reductions.
Buyers: You have more options now than earlier this year, but competition is still real. Look for homes that have lingered 3+ weeks — that’s where you may find negotiation room.
