What's included in the 1.5% listing fee?​

Everything. Design-guided preparation, pricing strategy, professional photography and floor plans, Triangle MLS listing, full web syndication to Zillow, Realtor.com, and Redfin, skilled offer negotiation, repair request management, appraisal coordination, and closing support — all handled personally by Emme Zheng.

Is this a flat-fee MLS or limited-service listing?

No. The 1.5% listing fee is full-service representation — not a flat-fee MLS package where you manage showings and negotiations yourself. Every listing receives the same hands-on, design-informed approach regardless of price point.

How does the buyer-agent fee work?

Buyer-agent compensation is separate from the listing fee and is negotiated as part of your listing agreement. It's disclosed upfront before you sign anything. The 1.5% in this fee refers only to Blue Orchid's listing-side commission.

Who handles my listing — Emme or a team?

Emme Zheng, Broker-in-Charge, personally handles every listing. You have one point of contact from the first consultation through closing. No junior agents, no assistants, no handoffs.​
