Apex NC Housing Market Update: July 2026

The Apex housing market offered buyers more choices in July 2026. Both active inventory and new listings increased compared with last year, while the median sales price declined modestly.


Homes took longer to sell than they did in July 2025, but the median time on market was still only 17 days. This suggests a market that has become more measured without becoming inactive.


These citywide statistics combine single-family homes, townhomes and condominiums in Apex.

  • Closed sales: 156, down 3.7%

  • Median days on market: 17 days, up 43.5%

  • Active inventory: 397 homes, up 14.4%

  • Median sold price per square foot: $241, down 5.5%

  • New listings: 213, up 8.1%

  • Home affordability index: 69, up 3.8%

Apex Buyers Had More Homes to Consider


Active inventory increased 14.4% year over year, reaching 397 properties. New listings also rose 8.1%, with 213 homes entering the market during July.

That additional supply gave buyers more opportunity to compare homes, neighborhoods and price points. It also increased competition among sellers, especially when several similar properties were available at the same time.

Closed sales declined 3.7% to 156. This was a relatively moderate change compared with the larger increase in inventory.


Apex Home Prices Moved Slightly Lower


The median Apex sales price was $615,000, down 2% from July 2025. The median sold price per square foot decreased 5.5% to $241.

These citywide statistics should not be used to estimate an individual home’s value without additional analysis. Apex includes established neighborhoods near Downtown Apex, newer planned communities, properties closer to Cary and Holly Springs, and significant new development farther west.

Home style, age, condition, school assignment, lot characteristics and proximity to new construction can all influence value.


Why Days on Market Increased


Median days on market increased 43.5%, but the actual median was still only 17 days. A large percentage change can sound more dramatic when the prior-year starting point was very low.

The important point is that buyers generally had more time and more inventory to consider than they did a year earlier. However, 17 days is still a relatively short market period. Well-priced homes in desirable locations can continue to attract attention quickly.


What the July Market Means for Apex Sellers


With more active listings and new inventory, Apex sellers need to pay close attention to their direct competition.


Before listing, sellers should evaluate:

  • Recent neighborhood sales

  • Similar active listings

  • Nearby builder inventory and incentives

  • Property condition and visible maintenance

  • Floor-plan functionality

  • Lot location and outdoor living space

  • Photography and online presentation


New construction is an especially important consideration in parts of Apex. A resale home may be competing with builder incentives, rate promotions or newly completed inventory. Sellers should clearly communicate the value of an established home, completed improvements, mature landscaping and neighborhood location.

What Apex Buyers Should Know


Rising inventory can create more room to compare properties and negotiate, particularly when a listing has been available longer than competing homes. Buyers should still evaluate each situation individually.


When comparing Apex properties, consider:

  • Whether the home is in Wake or Chatham County

  • Access to NC-540 and major commuting routes

  • HOA fees and community amenities

  • Resale homes versus new construction

  • Builder upgrades and lot premiums

  • School assignment by exact address

  • Planned development near the property

  • Long-term resale potential


The median affordability measure increased 3.8% to 69, while median pricing declined slightly. This may help some buyers, although monthly payments will still depend on interest rates, property taxes, insurance and HOA expenses.
