Is the 1.5% listing fee full service?
Yes. The listing fee includes pricing guidance, preparation recommendations, professional marketing, MLS exposure, showing coordination, feedback, offer negotiation and contract-to-closing support.
It is not a flat-fee MLS-entry service.
Is buyer-agent compensation included in the 1.5% fee?
No. The 1.5% fee covers Blue Orchid Realty’s listing-side representation.
Buyer-agent compensation, if offered or requested, is considered separately and is negotiable. We will explain the available options so you can make an informed decision.
How does the buyer-agent fee work?
Buyer-agent compensation is separate from the listing fee and is negotiated as part of your listing agreement. It's disclosed upfront before you sign anything. The 1.5% in this fee refers only to Blue Orchid's listing-side commission.
