My Take on the Durham Market

The Durham real estate market is becoming more balanced, with a median sold price of $424,787, a median price of $220 per square foot, 31 days on market and approximately 3.7 months of housing supply.

However, the results vary considerably by property type. From what I am seeing, townhomes are generally moving more slowly because buyers have a larger selection of competing inventory. Townhome sellers may need more patience, careful pricing and a clear presentation strategy to stand out.

Well-maintained single-family homes with distinctive design, functional layouts and thoughtful updates are performing better. When these homes are priced correctly and presented well, they can still attract strong interest and sell relatively quickly.

Durham is not one uniform market. Property type, neighborhood, renovation quality, layout and direct competition now have more influence on the outcome than the citywide median alone.
