Central Durham and Historic Neighborhoods
In Trinity Park, Duke Park, Old North Durham, Watts-Hillandale and similar neighborhoods, value can change block by block. Original architecture, renovation quality, permitted additions, walkability, nearby rentals and historic-district status can matter more than a broad ZIP-code average. Pricing should distinguish a carefully restored home from a cosmetic renovation that only photographs well.
Hope Valley, Hope Valley Farms and Woodcroft
This part of Durham spans country-club-era homes, wooded custom properties, 1980s–1990s subdivisions and townhome communities. Lot quality, tree and drainage considerations, renovation level and floor-plan function can create major price differences. A useful comparable set must account for those differences rather than treating southwest Durham as one market.
Downtown Durham Condos and Attached Homes
