Holly Springs and Fuquay-Varina Housing Market Update: Higher Median Price, More Buyer Choice

September 2026 | By Emme Zheng, Broker-in-Charge, Blue Orchid Realty
The combined Fuquay-Varina and Holly Springs median sale price increased in September, even as fewer homes closed and more inventory became available. The month's days-on-market measure was unchanged from a year earlier.
My takeaway is that the market has more choice without a clear across-the-board retreat in sale prices. Sellers should pay attention to competing homes, while buyers should compare properties carefully before assuming that greater inventory guarantees a discount.

A Higher Median Does Not Mean Every Home Appreciated 5.3%
September's combined median sale price reached $495,000, up 5.3% from $469,905 a year earlier. For January through September, the median was $491,275, up a smaller 1.3% from the same period in 2025.
The average sale price moved differently. September's average declined 1.2% to $529,614, while the year-to-date average increased 0.6% to $547,266.
The median and average can move in different directions when the mix of homes sold changes. This report does not establish how much of the median increase came from that mix versus changes in comparable home values.
A home's recommended price should therefore begin with similar recent sales and active alternatives. The combined median cannot establish a separate Holly Springs or Fuquay-Varina value. Our Holly Springs real estate guide provides additional property and area context for buyers and sellers researching that town.
More Inventory, With Fewer Closings
There were 686 homes for sale, up 13.2% from 606 a year earlier. Months of supply increased from 3.1 to 3.5.
September new listings were nearly unchanged at 234, while closed sales declined 8.9% to 195. The larger inventory figure therefore was not accompanied by a comparable surge in new listings during the month.
For the year to date, new listings increased 7.2% to 2,667, while closed sales declined 1.5% to 1,814. Together, the figures suggest buyers have more alternatives relative to the sales pace.
That matters for sellers because a buyer can compare several homes before deciding which provides the strongest combination of price, condition, layout, and terms.
Selling Time Held Steady in September
The days-on-market measure was 24 days, unchanged from last September. Year to date, however, it increased from 19 to 24 days, a 26.3% rise.
The distinction is useful: September itself did not show a longer selling period than the same month in 2025, while the broader year-to-date pace was slower.
Neither figure tells a seller how quickly an individual home will receive an offer. Review showing activity, repeated buyer concerns, and the homes attracting contracts in the same price range.
What the Asking-Price Ratios Show
September sellers received 97.6% of their original list price, up from 96.4%. They received 98.8% of the list price at the time of sale, compared with 98.6% a year earlier.
Those figures suggest relatively firm asking-price results among completed sales. They do not establish the outcome for every active listing, and the gap between original and final list-price ratios can reflect earlier reductions.
The report excludes concessions and down-payment assistance from these measures. A sale close to asking price does not necessarily mean the buyer received no credit or that the seller kept that entire amount after costs.
What Sellers Should Focus On
Set the asking price against the most relevant current alternatives. Compare condition, home age, floor-plan usefulness, lot, and updates rather than relying only on the combined median.
Preparation should address specific buyer concerns. Review needed repairs, lighting, paint condition, and presentation before assuming a major renovation is the right use of your budget.
Our Holly Springs seller representation explains our preparation, pricing, and marketing approach. A Fuquay-Varina sale likewise needs its own local comparable analysis rather than a price recommendation borrowed from Holly Springs.
What Buyers Should Focus On
Use the additional inventory to compare the complete purchase, including condition, repair needs, financing, and likely ongoing costs. The housing affordability index fell from 102 to 91 compared with last September, so more choice should not be confused with an automatically easier monthly payment.

My Take on Fuquay-Varina and Holly Springs
September's report shows a higher median sale price alongside more inventory and fewer closings. That calls for careful property-level comparisons on both sides of the transaction.
