Then compare new listings, pending homes and recent closings. Pending activity shows what buyers are choosing now; closed sales show what appraisers and future buyers may use as evidence.

Days on market is a diagnostic tool, not a promise. If similar homes are going pending quickly and yours is not generating showings, price or presentation may be the problem. If the whole tier is moving slowly, terms, patience and carrying costs deserve more attention.
