A new luxury community is coming to Apex: Madison Downs by Toll Brothers, planned at 8608 Humie Olive Road. The builder announced the community on September 29, 2026, with sales anticipated to open in early 2027. Plans call for 40 single-family homes, with anticipated starting prices in the mid-$900,000s. For buyers considering a larger new home in Apex, this is a community to watch. The useful question is how the finished home, selected homesite and total budget will compare with other new construction and resale options.

Emme’s perspective: look at usable space before total square footage
My interior architecture background shapes how I evaluate a new home. I start with furniture placement, circulation, natural light and the rooms a buyer will actually use every day.
A first-floor guest suite can be useful for visiting relatives, but I would check privacy, bathroom access and its relationship to the kitchen and main living area. A third-floor room may make a good office or recreation space, but buyers should think through how often they will use the stairs.
For a two-story great room, I would evaluate window orientation, sound travel and furniture placement. For a basement option, I would ask how the home connects to the backyard and how much finished space the household needs.
These are evaluation priorities, not findings from a tour of Madison Downs. The final floor plans and homesite documents will determine what is possible.

Before choosing a homesite, drive from the community entrance to your workplace, grocery store, activities and other frequent destinations. Test weekday traffic as well as a weekend visit. A location that looks convenient on a regional map can feel different during the hours you travel.

What will a Madison Downs home actually cost?
The advertised starting price is a starting point for comparison. Ask for a written estimate showing the selected plan, homesite premium, structural options and design selections before deciding whether the home fits your budget.
For your purchase worksheet, separate these items:
Base home price and elevation selection.
Homesite premium.
Structural options and additional finished space.
Design-center selections beyond the included package.
Closing costs and financing expenses.
Post-closing items such as window treatments or other items excluded from the purchase.
Recurring expenses, including HOA dues, property taxes, insurance and utilities.
Ask the builder to identify what is included, what is optional and when each selection becomes final. Do not assume the home shown in marketing images represents the base-price package.
My approach is to establish an upgrade budget before choosing finishes. We can then evaluate structural decisions, kitchen functionality, storage and everyday usefulness alongside decorative preferences. An upgrade should have a clear purpose; its cost does not establish its future resale value.

Choosing a homesite: what I would review
A small community still requires a lot-by-lot comparison. Before paying a premium, I would want to review the available site plan, grading information and neighboring home placements.
Consider backyard usability, driveway slope, orientation, privacy and the location of drainage features or easements. Ask which trees are expected to remain and what construction may occur behind or beside the home. Review the recorded documents and available plans rather than relying on a verbal description of a lot as “private.”
At this stage, this article does not establish individual lot dimensions, HOA dues, amenities, incentives or a confirmed home-delivery schedule. Obtain current documentation when sales information becomes available.
Which schools serve Madison Downs?
Toll Brothers identifies Wake County as the school district. This article does not confirm specific elementary, middle or high school assignments for future Madison Downs homes.
WCPSS assigns base schools by residential address, and some schools have enrollment caps. Use the official WCPSS address lookup for the actual home address and relevant school year. Do not assume an Apex mailing address guarantees Apex Friendship, Green Level or Green Hope. A nearby school and an assigned school are different questions.
Should buyers wait for Madison Downs?
That depends on your timing, required layout and total budget. An early-2027 sales opening may be worth monitoring if you have flexibility. If you need to move sooner, compare homes that can meet your schedule while keeping this community on your watch list.
For buyers also selling a current home, we should work backward from the builder’s written completion estimate and discuss the possibility of temporary housing or overlapping ownership costs.
I would compare Madison Downs with available alternatives using the same criteria: finished purchase price, lot quality, usable layout, location, ownership expenses and expected timing. A coming-soon announcement alone does not establish whether a home is competitively priced.
Questions to ask before reserving a home
What is the estimated total price for my selected plan and homesite?
Which features are included, and which require an upgrade?
What are the deposit requirements and selection deadlines?
What completion window is being offered for this particular home?
What inspection opportunities are available during construction?
What HOA obligations, fees and restrictions apply?
Are any incentives conditional on a particular lender or closing provider?
What are the builder’s policies for registering an independent buyer agent?
Request the current contract and supporting documents before committing. Contract-specific legal questions should be reviewed with your North Carolina real estate attorney.
