Selling a home during a divorce often means making important financial and moving decisions during a difficult personal transition. Even when both people agree to sell, they may have different expectations about the asking price, preparation costs, and timing.

From my perspective as a real estate agent, the process starts with clear communication and a practical selling plan. Both sellers should understand how the home will be prepared, how updates will be shared, and what decisions are coming next.

For homeowners in Cary, Raleigh, Apex, and the greater Triangle area, here is the approach I recommend.

Put communication first

A missed update or an unanswered question can turn a manageable decision into unnecessary frustration. Establishing a communication plan at the beginning helps keep the sale organized.

When both spouses are my clients, I discuss how each prefers to receive updates and how we will keep both informed. That may involve a shared email thread or separate conversations followed by the same written summary.

Before listing, establish:

  • How showing feedback and progress updates will be shared.

  • How offers and repair requests will be presented.

  • Which decisions need input from both sellers.

  • How time-sensitive questions will be handled.

  • When to expect the next update.

My role is to keep the real estate discussion focused on the property, the market, and the available options. Sellers should understand both the recommendation and the reasoning behind it.

Choose a price supported by the market

One seller may focus on renovation costs, while the other may prioritize moving sooner. A comparative market analysis gives the conversation a shared starting point.

I review recent closed sales, competing listings, the home's condition, layout, updates, and location. Similar square footage does not always mean similar value. Buyers also compare maintenance needs, floor plans, lots, and the quality of improvements.

A home in Raleigh may face different competition from one in Apex, Durham, or Holly Springs. The pricing strategy should reflect the home's specific market.

Before listing, also discuss when to review buyer response and how a possible price adjustment will be considered.

Understand selling costs and estimated proceeds

Each person may be planning a separate household, so it helps to understand the estimated proceeds early.

Ask for a seller net sheet at several possible sale prices. The estimate should account for mortgage and home equity loan payoffs, brokerage compensation, estimated closing expenses, and possible buyer concessions. Include preparation and moving costs in your broader budget.

At Blue Orchid Realty, our 1.5% listing-side fee includes full-service seller representation. On a $600,000 sale, that listing-side fee would be $9,000.

The 1.5% covers Blue Orchid Realty's listing-side services. Buyer-agent compensation, if offered or negotiated, and other selling expenses are separate. Real estate commissions are negotiable.

A clear fee structure helps sellers understand costs alongside the pricing, preparation, and marketing strategy.

Set a preparation budget before work begins

Preparing a home can create tension when one person wants extensive updates and the other wants to minimize spending.

Start with a prioritized list and an agreed budget. I assess cleaning, decluttering, visible maintenance issues, paint touch-ups, lighting, furniture placement, and curb appeal.

My background in interior architecture helps me evaluate how rooms will photograph and how buyers will experience the space. Sometimes removing extra furniture and improving the room arrangement can make the presentation clearer without a large project.

Before hiring vendors, confirm who will arrange appointments, approve estimates, and handle payments. Evaluate larger projects against their cost, completion time, and likely usefulness in the sale.

Make showings workable for the household

If someone is still living in the home, keeping it ready for buyers takes effort.

Discuss showing hours, notice preferences, pets, and preparation responsibilities before the listing goes live. Aim for a schedule that gives buyers reasonable access while remaining manageable for the household.

A short routine can help: clear counters, tidy bathrooms, put away personal items, and prepare the main living spaces.

Before photography, put away personal paperwork and discuss which family photos or identifying items should be removed from view.

Review buyer response and offers together

Agree in advance on when you will review showing activity, buyer feedback, and changes in the competition. Look for patterns rather than basing a decision on one visitor's opinion.

When an offer arrives, compare the price alongside financing, contingencies, requested concessions, closing timing, and possession terms. An updated net sheet helps sellers compare estimated proceeds using consistent assumptions.

Communication is especially important at this stage. Both sellers should understand the offer's terms, the response deadline, and how the proposed schedule affects their next steps.

My job is to explain the practical tradeoffs and help sellers evaluate their options.

Plan the move early

Moving arrangements can influence which offer works best. Begin considering the next housing step while preparing the home for sale.

Think about packing time, storage, temporary housing, and whether another purchase depends on this sale closing. If you plan to buy, speak with a lender early about your budget and timing.

Build flexibility into the schedule where possible. A closing delay is easier to manage when you have considered alternatives in advance.
