The Apex housing market remained active in August 2026, but buyers had more homes to choose from than they did a year ago.
The median sales price increased 5.7% to $609,995, while active inventory increased 9.7%. At the same time, closed sales and new listings both declined compared with August 2025.
Homes sold in a median of 19 days, showing that well-priced homes can still move relatively quickly.

Apex Home Prices Increased
The median sales price in Apex reached $609,995 in August, up 5.7% from August 2025.
At the same time, the median sold price per square foot declined 2.4% to $240.
These two numbers can move in different directions because the median sales price is affected by the mix and size of homes that sold during the month. It does not mean every Apex home increased 5.7% in value.

Apex Buyers Have More Homes to Choose From
There were 372 active homes for sale in Apex, up 9.7% from a year ago.
More inventory gives buyers additional choices and more opportunity to compare price, condition, location and features before making an offer.
However, only 154 new listings came onto the market during August, down 15.8% year over year.
The combination of higher active inventory and fewer new listings suggests that some homes are remaining on the market longer rather than selling immediately.

Homes Took a Median of 19 Days to Sell
The median time on market was 19 days, up slightly from August 2025.
That is still a relatively short period, but buyers have more inventory to compare than they did a year ago.
For sellers, this means pricing and presentation matter. A home that is priced above competing properties may sit longer, particularly when buyers have similar resale homes or new construction to consider.

Closed Home Sales Declined
Apex recorded 142 closed sales in August, down 16.5% compared with August 2025.
The decline in sales volume is important because it shows a market moving at a slower pace even though the median sales price remains strong.
For sellers, recent closed sales are only part of the pricing picture. Current active listings, pending homes, property condition and nearby new construction can also influence what buyers are willing to pay.

August’s numbers show a market where home values remain relatively strong, but sellers face more competition.
With active inventory up 9.7% and closed sales down 16.5%, pricing correctly from the beginning is increasingly important.
