Cary NC Housing Market Update: July 2026

The Cary housing market showed a combination of stronger sales activity and lower citywide pricing in July 2026. Closed sales increased significantly compared with last year, while the median sales price and median price per square foot moved lower.
Homes still sold in a median of 17 days, indicating that well-priced and well-presented properties continued to attract buyers.

More Cary Homes Closed Despite Lower Median Pricing
The most notable July statistic was the 22.4% increase in closed sales. A total of 197 properties closed during the month, even as active inventory declined by 10.3%.
At the same time, Cary’s median sales price fell to $630,000, an 8.5% year-over-year decrease. The median sold price per square foot declined more modestly, falling 2.6% to $261.
This difference matters. A citywide median can change based on the types, sizes and locations of the properties that sold during the month. It does not mean that every Cary home lost 8.5% of its value. Conditions may differ considerably between a condo near Downtown Cary, an established home in Lochmere and a newer property in West Cary.
A neighborhood-level pricing analysis remains more useful than applying the citywide percentage to an individual home.
What the July Market Means for Cary Sellers
Cary buyers are still purchasing homes, but they are paying close attention to condition, presentation and value. With homes selling in a median of 17 days, appropriately priced properties can still move quickly.
