Active inventory increased 15.6% year over year, reaching 193 properties. New listings also rose 13.4%, with 110 homes entering the market during July.
The increase in supply gave buyers more opportunity to compare homes, neighborhoods and price points. However, the market remained active. Closed sales increased 11.8%, with 76 transactions completed during the month.
Homes sold in a median of 15 days. Although that was 30.4% longer than the previous July, 15 days is still a relatively short market period.

The median sales price declined 6.6% to $640,000, while the median sold price per square foot increased 9.5% to $249.
These statistics are not necessarily contradictory. The median sales price can change based on the size, type and location of the homes that closed. If more smaller homes or townhomes sold during the month, the overall median price could decline while the price paid for each square foot increased.
