Raleigh NC Housing Market Update: July 2026

The Raleigh housing market moved at a more measured pace in July 2026. Closed sales declined compared with last year, homes took slightly longer to sell and the median sales price moved lower.
Inventory increased modestly, while the median sold price per square foot remained nearly unchanged. The numbers point to softer transaction activity rather than a uniform shift in value across every part of Raleigh.
These statistics combine single-family homes, townhomes and condominiums in Raleigh.

Raleigh Sales Activity Slowed
A total of 570 properties closed in Raleigh during July, representing a 19.1% decrease from the previous year. This was the most significant year-over-year change among the primary market statistics.
New listings decreased more modestly, falling 1.9% to 847. Active inventory increased 4.5% to 2,098 homes.
Together, these numbers suggest that properties were accumulating slightly faster than they were selling, giving some buyers more time and leverage than they had a year earlier.
Raleigh Homes Took Longer to Sell
The median time on market increased to 25 days, up 11.4% from July 2025.
Twenty-five days is still not an unusually long marketing period, but it gives buyers more opportunity to compare properties. It also makes the first weeks of a listing especially important for sellers.
A home that enters the market at an unsupported price may lose valuable attention before the seller makes an adjustment.
Raleigh Home Prices in July 2026
The median sales price declined 4.4% to $449,500. However, the median sold price per square foot was nearly unchanged at $230, falling just 0.4%.
The smaller change in price per square foot indicates that part of the decline in median price may reflect the mix of properties that sold during the month.
Raleigh is a collection of distinct micro-markets. North Raleigh, Midtown, Downtown, Brier Creek, Five Points and neighborhoods inside the Beltline can have different buyers, housing styles, price ranges and market times.
A citywide median is useful for understanding the general direction of the market, but it cannot replace a neighborhood-level analysis.

What the July Market Means for Raleigh Sellers
With more inventory and fewer closed sales, buyers may be more selective about price and condition.
Raleigh sellers should focus on:
Neighborhood-level comparable sales
Current active and pending competition
Visible repairs and maintenance
Layout, lighting and presentation
Professional photography
Pricing correctly from the beginning
Reviewing showing feedback carefully
The preparation strategy should reflect the property. A historic home inside the Beltline may require a different presentation approach from a newer North Raleigh property or a Brier Creek townhome.
What Raleigh Buyers Should Know
The slower pace may give buyers more time to evaluate a property and negotiate, especially when a home has remained available longer than similar listings.
Buyers should still be prepared before finding the right home. Financing, due-diligence terms, inspection strategy and closing timing can affect an offer’s strength.
